In reality, the only thing that affects property owners is the Rental Registration Number. The rest refers to a system that will enable the flow of information between the authorities and online rental platforms. All of this aims to regulate the real estate and tourism markets and prevent illegal rentals.

 

The Rental Registration Number is a unique identifier issued by the Registry that certifies the tourist property complies with regulatory standards. It is important to complete the procedures to obtain it because, according to Royal Decree 1312/2024 of December 23, starting July 1, 2025, any properties without this number will be automatically removed by online tourist rental platforms. This is not to mention the sanctions that may be imposed. Hence, it is necessary to communicate our Rental Registration Number to the platform where the property is listed once it has been obtained.

 

 

Which properties are affected?

This applies to both the rental of entire properties and those where one or more rooms are rented out. Whether on a seasonal or tourist basis, property owners renting their homes for purely tourist purposes—days, weeks, or fortnights—must obtain the number. Additionally, those renting temporarily to students, for temporary work, or stays during medical treatments must also obtain it.

 

What are the requirements?

It will depend on whether your property is rented for temporary or tourist use and the autonomous community where it is located. Generally, a tourist license is required, along with compliance with habitability and furnishing requirements established by the applicable regulations.
